The China Banking Regulatory Commission (CBRC) has warned banks to be cautious toward the commercial real estate sector and toward property markets in lower tier cities where home purchase restrictions (HPR) have yet to be implemented, according to domestic media reports. We think the warning is consistent with a strengthening in Beijing’s desire to prevent residential real estate prices from rising following signs that some developers are charging more (CC June 14 Capital Intensive). In addition, the warning betrays a more general official (CC Sept 22 2011 Big Call) concern about bubbles in the commercial real estate segment.
